TT Group is one of the UK's largest, privately owned property investment and development firms.

In the last 25 years we have completed some of the largest, complex UK property deals and built a £9bn portfolio.

Our portfolio now comprises over 15,000 properties spanning 85m sq ft, along with a development pipeline of more than 19,000 homes.

How we got here

Our success and growth are based on our strong analytical capability, together with industry leading property expertise, applied to complex, nationwide real estate portfolios. Everything we do is based on attention to detail and clear, independent thinking.

Our business is built on long-term, trusted relationships and delivering on our promise to all our stakeholders – whether that means funding the £750m acquisition of Trillium in the middle of the global financial crisis, or delivering on obligations to our client at the end of a 20-year contract, we keep our word and make good on our commitments.

Private capital

We have £2bn of investment equity to invest in large, corporate deals that suit our long-term private capital and our ability to drive value from complex real estate portfolios.

Property investment

We buy commercial investment properties across the UK, from single assets to portfolios, focussing on assets where we can add value through our in-house asset management capability.

Strategic land

Through Lands Improvement, our strategic land business, we seek to invest in largescale greenfield and brownfield sites (200-5,000 dwellings), to deliver consented development land and the associated site infrastructure.

Development

We seek to acquire brownfield sites and buildings primarily for residential-led development. We have an exceptional track record in securing planning permissions and building out schemes ranging from small developments to major projects.

We work in partnership with large occupiers of property to maximise the value of complex real estate portfolios through reducing costs, releasing capital and facilitating business transformation.

We are backed by family office funds with the ability to invest for the long-term. We are not tied to following the latest market trends or to fixed investment horizons, allowing us to invest with agility.

TT Group

We move into our new London HQ and rebrand to TT Group

The Arch Company

In joint venture with Blackstone Property Partners, we acquire £1.46bn of Network Rail's commercial estate, forming The Arch Company

2015

Lands Improvement

Further enhancing our strategic land objectives, we acquire Lands Improvement from Blackrock

2009

Telereal Trillium

Telereal purchases Trillium from Land Securities for £750m to form Telereal Trillium

2007

M&G JV

In joint venture with M&G, we acquire an £800m portfolio from The Royal Bank of Scotland

2001

Telereal established

We deploy our private capital to acquire BT's real estate portfolio for £2.4bn, forming Telereal

2000

Trillium acquired

Trillium acquired by Land Securities, becoming Land Securities Trillium

1997

Trillium formed

Trillium established to acquire and manage the 26.9m sq ft Department for Work and Pensions estate

Group ownership

The majority ownership of TT Group is privately held by three funds settled under the Bernard Pears 1967 Family Trust. The minority ownership of TT Group is held by an Employee Benefit Trust.
